What Your Texas Mobile Home Park Is Really Worth: Four Factors Investors Price

If you own a mobile home park in Texas, one of the most common mistakes sellers make is thinking about the property as a collection of homes on a piece of land. Buyers do not see it that way. They see an income-producing business, and they price it the way investors price any business: by its income, its costs, and its risks.

Understanding how investors look at a park is the first step to positioning it for a strong sale. Here are the four factors that drive park-level valuation.

1. Occupancy and its trend

Investors look past the raw number of occupied pads and ask about direction. Is occupancy stable, improving, or slipping? A park that is 80% occupied and filling is often more attractive than one that is 90% occupied and leaking residents. Be ready to show occupancy history, not just a snapshot.

2. Pad rent rolls

The rent roll is the heartbeat of the park. Buyers will review current rents, collections performance, lease terms, and realistic room for rent growth. Gaps between your rents and the local market can actually be a selling point, because buyers can underwrite that upside. Accurate, complete records matter here more than anywhere else.

3. Infrastructure condition

Water, sewer, electric, roads, and drainage all factor into value. A park with solid infrastructure commands stronger pricing. A park with deferred maintenance is not unmarketable, but buyers will price the repairs into their offer. Knowing the condition and capacity of your systems before you list puts you in control of that conversation.

4. Income, expenses, and cap rates

Buyers relate a park’s net operating income to its value using a capitalization rate. The cap rate reflects how durable buyers believe the income is, along with expenses, property condition, and risk. A cap rate alone does not tell the whole story; the assumptions behind it do. Clean books and honest expense records directly translate into stronger offers.

A recent example of persistence

I recently closed a challenging Texas mobile home park transaction in which I represented both the buyer and the seller. It took about a year of diligence to reach the closing table, and seeing that complex deal through to completion is exactly the kind of persistence I bring to every park sale.

Thinking about selling your park?

Every park is different, and pricing should be based on your park’s actual income, occupancy, and condition. If you are considering a sale, let’s talk about a park-level valuation and marketing strategy built for your property.
